That ambiguity creates friction later: change orders after drywall, schedule collisions with the electrician, and owner expectations that were never written into the contract.

The question is not whether the home will have structured wiring, lighting control, shades, networks, and security. If the package is buried inside a vague “AV / smart home allowance,” nobody owns the pathway decisions at rough-in—and rough-in is where most future pain is either prevented or created.

A dedicated low voltage scope of work for builders in Miami and the surrounding counties should name the systems, the documentation deliverables, the coordination meetings, and the handoff package. Anything less invites three subcontractors to claim the same wall cavity and none to claim the unfinished keypad engraving.

Core Systems That Belong in the Bid

For a custom single-family or estate residence, the following typically belong under one low-voltage contractor when the owner expects a unified result:

Structured cabling and network infrastructure

Cat6/Cat6A runs to data locations, Wi-Fi access point homeruns, rack or enclosure location, patching, and a network designed for the density of streaming, cameras, and automation traffic common in luxury homes. In South Florida estates, outdoor coverage and guest-network separation are ordinary requirements, not upgrades.

Lighting control

Lutron HomeWorks QSX or RadioRA 3 design, keypads, processors, load scheduling coordinated with the electrician, and scene programming. Lighting control is not a switch trim package; it requires low-voltage pathways and panel space that must appear on drawings before rough-in.

Motorized shades

Architectural shade motors, power and control wiring, pocket coordination with millwork, and integration to the lighting or automation platform. Shade scope that arrives after pockets are built is not a shade scope—it is a remediation project.

Home automation

Savant or Control4 (and Crestron where specified) as the unifying layer for lighting, climate, shades, security, and entertainment. In-house programming matters here: third-party programmers introduce schedule risk the GC cannot control.

Audio and video

Distributed audio, outdoor zones, primary suite and living-area displays, and infrastructure for future displays even when panels are owner-furnished later. Brands such as Sonance are frequently specified where architectural speakers must disappear into the finish schedule.

Security, access, and surveillance

Door hardware interfaces, cameras, and alarm pathways coordinated with the envelope and landscape lighting so devices do not appear as afterthoughts on a completed façade.

BDA / emergency radio coverage where required

On larger or denser projects, emergency responder radio coverage can sit naturally with the same low-voltage team already responsible for pathways and head-end rooms—reducing the number of specialty subs on the job.

Not every custom home needs every line at the same intensity. What every bid needs is clarity about which lines are included, which are alternates, and which are owner decisions still pending.

Documentation the GC Should Expect

A professional low-voltage partner should provide more than a product list. At minimum:

  • Low-voltage floor plans and device legends before walls close
  • Connection diagrams for panels, racks, and processors
  • Coordination notes for electrical (dedicated circuits, neutrals, panel adjacency)
  • Millwork coordination for shade pockets and rack rooms
  • Permit responsibility clearly stated
  • A completion handoff package documenting runs, panels, and device addresses

Timing Relative to Electrical and Millwork

Shade and keypad decisions should also precede millwork shop drawings. Pocket depth, fascia concealment, and keypad reveals are finish issues as much as technical ones. Waiting until the casework is fabricated transfers design risk onto the GC’s change-order log.

Inclusions, Exclusions, and Allowances

Clean bids separate:

  • Included — design, pre-wire, devices listed on the schedule, programming, testing, owner training, documentation
  • Excluded — owner-furnished TVs, decorative fixtures, furniture-mounted equipment, and finishes not yet selected
  • Allowances — fabric for shades, camera counts still under design review, or outdoor audio zones pending landscape finalization

Vague allowances are where disputes grow. If an item is not selected, name the allowance basis and the date by which a decision is required to protect the schedule.

Custom residential low-voltage packages for serious South Florida homes commonly begin around $20,000 for defined pre-wire and control scopes and scale with estate size, shade counts, and automation depth. Publish the scope boundaries first; the number follows the drawings.

Coordination Practices That Keep the Schedule Intact

  • Furnish keypad and device schedules tied to interior finish selections.
  • Program and commission systems; provide owner orientation and a documentation package at substantial completion.
  • Attend scheduled coordination meetings and maintain as-built records.
